No-Bull Maintenance 

Annual Maintenance Done Right 

Our expert technicians will clean and tune your heating or cooling system using state of the art equipment to test the functionality as well as the efficiency. The No-Bull Maintenance means that there will be no additional charges for any part of the maintenance. However, if the technician discovers that a component should be replaced or that your system needs work not specifically outlined in the maintenance procedures below, they will let you know and give you a price to complete that work separately. The No-Bull Maintenance will not correct existing faults with your system - If your system isn't working, it is best to let us know in advance so we can ensure we arrive prepared to take on whatever issues your system may have.  

Expert Maintenance Is Available For Air Conditioning Systems, Heat Pumps, Gas Furnaces, Gas Boilers and Electric and Gas Water Heaters

-Central Air Conditioning-
-Central Heat Pumps-

  • Inspect and test the thermostat
  • Ensure the system is operational before we start work
  • Inspect and test the indoor unit safety switch
  • Inspect and tighten as necessary all electrical connections
  • Inspect and disinfect the coil
  • Inspect and disinfect the blower wheel
  • Check the blower motor for signs of oil/grease failure
  • Clean and disinfect the drain pan
  • Test the condensate drain line/pump
  • Treat drain pan and line with pan and drain treatment
  • Supply and replace a single, standard 1" 16x20, 16x25, 14x20, 14x25 or 20x20 filter (Media type and non-standard filters will be changed at no cost if they are available at the time of the visit)
  • Inspect and test the outdoor disconnect switch
  • Inspect and tighten as needed all electrical connections
  • Inspect and test the compressor starting components
  • Check for signs of oil around fittings/connections
  • Inspect filter dryer for signs of corrosion/leaking
  • Rinse outdoor coil down (requires functional hose bib within 75' of outdoor unit)
  • Test complete operation with 3rd party verification app (measureQuick). This includes very detailed testing the refrigerant charge, airflow (Static Pressure), system's delivered capacity and efficiency. This also tests for over 300 faults a system could have - Results from Measurequick are available via email upon request while the technician is on site.

-Gas Furnaces-
 

  • Inspect and test the thermostat 
  • Ensure your system is operational before we start work 
  • Inspect and test the safety switch at the system 
  • Clean, inspect and test the flame proving system
  • Inspect and test the ignition system
  • Clean and inspect the burners
  • Camera inspect the heat exchanger
  • Clean and inspect the blower wheel
  • Inspect the motor for signs of oil/grease failure
  • Inspect and tighten as needed all electrical connections
  • Test the condensate removal system
  • Replace the acid neutralization element if applicable
  • Supply and replace a single, standard 1" 16x20, 16x25, 14x20, 14x25 or 20x20 filter (Media type and non-standard filters will be changed at no cost if they are available at the time of the visit)
  • Check the temperature rise against the manufacturer's specifications
  • Tune the gas manifold pressure to maximize efficiency and longevity.
  • Perform a combustion safety test

-Hot Water Boilers-

  • Inspect and test the thermostat
  • Test and inspect the safety switch
  • Visually inspect the boiler and piping for leaks
  • Inspect, clean and test the flame proving system
  • Inspect and test the ignition system
  • Clean and inspect the burner/burners
  • Clean and inspect the heat exchanger if applicable
  • Inspect the air removal system
  • Clean and inspect the magnetic filtration system is applicable
  • Clean and test the condensate line/pump
  • Replace the acid neutralizer element if applicable
  • Perform a combustion safety test
  • Adjust combustion to maximize efficiency and longevity

- Combination Boilers - 

Domestic Heat Exchanger Flush Costs Additional $99 This Is Only For Combination Boilers That Provide Both Heat and Hot Water In the Same Unit

 

Rinnai & Weil McClain

Many of these boilers require a specific parts kit to be installed on every maintenance- This is not included in the No-Bull Maintenance. Please let us know if you have one of these boilers when you schedule your visit so we can best serve you! 

-Steam Boilers-

  • Test and inspect the thermostat

  • Inspect, clean and test the flame rectification system
  • Inspect and test the ignition system
  • Clean and inspect the burners
  • Clean and inspect the combustion chamber
  • Camera inspect the heat exchanger
  • Drain the boiler to remove rust and debris
  • Test the Low Water Safety Device
  • Test the automatic water feeder is applicable
  • Check the boiler for cracks above the water line
  • Perform a combustion safety test
  • Check steam vents for corrosion and leaks
